They're bad because of your words.

I know that stings. But I've watched thousands of agents throw $500, $1,000, even $3,000 a month at Facebook and Instagram ads and get basically nothing back. And almost every single time, the problem wasn't the targeting. It wasn't the platform. It was the copy. The actual words on the screen.

You could have the most dialed-in audience in your zip code, but if your ad reads like a press release from 2014... nobody's clicking. Nobody's opting in. And you're sitting there thinking "ads don't work for real estate" when really, YOUR ad didn't work because it sounded like every other agent in town.

So let's fix that. Right now.

Why Most Real Estate Ad Copy Falls Flat

Here's what I see agents do over and over. They write something like "Looking to buy or sell? Call me today!" and then wonder why their cost per lead is through the roof.

That's not ad copy. That's a bumper sticker from 1997.

Good ad copy does three things. It stops the scroll (because people are flying through their feed at light speed). It speaks to a specific pain or desire. And it gives someone a reason to take action RIGHT NOW, not "someday when I'm ready."

Think about it. 88% of buyers still purchase through an agent or broker. The demand is there. People need you. But they're picking the agent who shows up in their feed looking like a trusted resource, not the one running the same tired "Just Listed!" graphic everyone else is running.

And when you pair strong ad copy with video? It's a whole different game. Video ads tend to outperform static images. That's not a small bump. That's double.

The 4 Parts of Ad Copy That Actually Converts

I'm not going to give you some complicated 19-step formula. There are really only four pieces you need to nail.

1. The Hook (First 1-2 Lines)

This is everything. On Facebook and Instagram, people see the first couple lines before they have to click "See More." If those lines don't grab them, you're invisible.

Your hook needs to call out a specific person or situation. Not "Homeowners!" but something that makes someone think "wait, that's me."

2. The Problem or Desire

After the hook, you need to tap into what's actually going on in their life. What are they worried about? What do they want? Sellers want top dollar and a fast close. Buyers want to stop losing bidding wars. First-time buyers are scared and confused. Speak to THAT.

3. The Bridge

This is where you position yourself (or your lead magnet, your guide, your webinar) as the thing that gets them from where they are to where they want to be. You're not selling yourself here. You're offering something valuable.

And honestly, a great lead magnet does most of the heavy lifting in this section. When you can say "I put together a free guide that shows you exactly how to..." people lean in.

4. The Call to Action

Tell them what to do. Click here. Download this. Watch this video. Register now. Don't be cute. Don't be vague. One clear action.

4 Real Ad Copy Examples You Can Steal

Alright, this is what you came for. I'm giving you four examples that I've seen work, and I want you to actually study WHY they work, not just copy-paste them.

Example 1: Seller Lead Ad (Facebook/Instagram)

Thinking about selling your home in [City] this summer?

Before you call an agent or stick a sign in the yard, there's something you should know. The 3 upgrades most sellers make before listing? Two of them actually HURT your sale price.

Why it works: The hook calls out a specific person (someone thinking about selling, in a specific city, this summer). The "two upgrades actually hurt your price" line creates curiosity. And the CTA is low-pressure. Nobody feels like they're going to get hounded by an agent.

Example 2: Buyer Lead Ad

If you've lost out on more than one home in [City] this year, read this.

The market here is competitive and most buyers are making the same mistakes over and over. Wrong offer structure. Bad timing. No strategy going in.

Why it works: "If you've lost out on more than one home" is specific and painful. It qualifies the reader instantly. And offering a video instead of a PDF feels more personal. (Remember, video ads get more than 2x the click-through. Use that.)

Example 3: Community Authority Ad

I just spent the weekend at [Local Event/Festival] talking to families about what's happening with home prices in [Neighborhood].

Spoiler: it's not what the national news is telling you.

If you live in [Neighborhood] or you're thinking about moving here, I put together a quick market snapshot. Real numbers. Real trends. No fluff.

Why it works: This one layers your ad presence on top of your community involvement. You were physically AT the event, now you're following up digitally. That's how the whole system works together. Your community event presence feeds your ad content. Your ads reinforce your local authority. They aren't separate strategies. They're the same strategy.

Example 4: Retargeting Ad (for people who already visited your site)

Hey, you were checking out homes in [City] on my site.

Totally get it. Browsing is part of the process. But when you're ready to get serious, I've got something that'll save you a ton of time.

Why it works: Retargeting is where your ad budget really starts to pay off. Someone already showed interest, they already know you exist. This ad just nudges them one step further. The Stuff Most Agents Get Wrong

I want to flag a few things because I see them constantly.

Writing to everyone. Your ad should make one person feel like you're talking directly to them. "Attention all homeowners" is a snooze. "If you own a 3-bedroom in [Zip Code] and you've been wondering what it's worth..." now we're talking.

No specificity. Round numbers and vague promises kill ads. "Homes selling fast" means nothing. "Homes in 85281 are selling 11 days faster than last quarter" means something.

Skipping the funnel. Your ad shouldn't go to your homepage. It should go to a landing page with ONE purpose. A well-built sales funnel is what turns a click into a lead and a lead into a client. The ad is just the front door.

Trying to close in the ad. You're not asking someone to hire you from a Facebook ad. You're asking them to raise their hand. Download a guide. Watch a video. Take one small step. The relationship builds from there through your email sequences, your content, your follow-up systems.

Ads Are One Layer (Not the Whole Cake)

I want to be real about something. And actually, this might be the most important thing in this whole article.

Your ads work best when they're part of a bigger system. When someone sees your ad, then sees your video on YouTube, then bumps into you at a local event, then gets your market report in their inbox... that's when you become the obvious choice. That's when you go from "some agent running ads" to "THE agent in my area."

Top producer = top marketer. And top marketers don't rely on one channel. They build layers. Ads, video, community presence, content, follow-up. It all works together.

The old way was praying for leads. Cold calling strangers. Sending generic postcards to 10,000 people and hoping for a callback. That's not marketing. That's gambling.

THIS is marketing. Writing copy that speaks to real people with real problems, putting it in front of them where they already spend their time, and backing it up with value at every step.
