Why this topic today
Agents ask me about AI more than anything else right now. Not "should I use it." They're past that. They want to know what to actually type and what to use it for without sounding like a robot. This is the practical piece I keep promising in coaching. It anchors the AI side of our marketing system and connects to the deeper spokes on AI prompts and AI email follow-up.
You're spending hours on stuff ChatGPT does in minutes
Last week an agent told me she spends her Sunday nights writing captions. Three, four hours. Sitting there staring at a photo of a kitchen trying to come up with something clever to say about quartz countertops.
That used to be me. Different version. I'd block out a whole morning to write a market update and end up with two paragraphs I hated.
Here's what changed. ChatGPT doesn't replace you. It gets you to the rough draft in 30 seconds so you can spend your good energy on the part that matters, which is sounding like a real person who knows your market. The blank page is the enemy. AI kills the blank page.
And no, this isn't about becoming a tech person. If you can text, you can do this.
The 12 things I'd put it to work on first
- Listing descriptions. Feed it the address, the specs, three things you love about the house, and the buyer you think it's for. You'll get a draft you can fix in two minutes instead of writing from scratch.
- Social captions. Drop in your photo description and the point you want to make. Ask for five options in your voice. Pick the one that sounds like you.
- Just-listed and just-sold posts. Same idea. Give it the win, ask for a short post that celebrates the client, not you.
- Email follow-up. This is huge. Most agents lose deals in the follow-up gap. We go deeper on this in AI-powered email follow-up, and it's where the time savings get real.
- Video scripts. Tell it your topic and that you want a 60-second script with a strong first line. Then make it yours. Camera work matters more than the words, and we cover that in how to talk on camera without sounding scripted.
- Market update explanations. Paste your local numbers. Ask it to explain what they mean for a seller in plain language. You verify the numbers. It handles the wording.
- Objection responses. "A seller says my commission is too high. Give me three calm ways to respond that focus on results." Practice them out loud.
- Blog and FAQ content. The stuff that helps you get found online. Long answers to the questions buyers actually type into Google.
- Listing presentation talking points. Not the whole thing. The talking points, organized, so you walk in clear.
- Reviews into testimonials. Paste a happy client text. Ask for a short, honest testimonial draft you can send them to approve.
- Repurposing. One video transcript becomes a caption, an email, and three short posts. This is the whole game for staying visible without burning out.
- Brainstorming. Stuck on what to post this week? Ask for 20 content ideas for your specific market and price point. Use the three that spark something.

How to get output that doesn't sound like a robot
The secret isn't a magic prompt. It's giving it enough to work with.
Bad prompt: "Write a listing description." You'll get vanilla.
Good prompt: "Write a listing description for a 3-bed ranch in a quiet family neighborhood. The kitchen was just redone. The backyard is the selling point, big and private. The buyer is probably a young family moving up from a condo. Warm, simple, no fluff. Two short paragraphs."
See the difference? You told it who, what, and the feeling. That's the job. ChatGPT Plus runs about $20 a month and remembers your style if you teach it, which saves even more time over weeks.
One more thing. After it gives you a draft, talk back to it. "Make it warmer." "Cut the third sentence." "Sound less salesy." It's a conversation, not a vending machine.
Where ChatGPT stops and you start
This is the part people skip, and it's the most important.
AI does not know your market. It does not know that the school district just changed lines, or that the house across the street sat for 90 days, or that this seller is scared because their last agent ghosted them. You know that. That's your authority. That's why you're not a commodity.
So you always check the facts. Always. Never let it invent a stat or a school rating. If it gives you a number, you confirm it before it goes anywhere near a client. I've built my whole reputation on being the trusted resource, and one made-up fact undoes years of that.
Use AI to move faster. Never use it to think for you.
That's the line. The agents winning with this are the ones who stay the human in the loop and let the machine handle the typing. Top producer equals top marketer, and the top marketers in 2026 are the ones who freed up their time so they could be everywhere their market is looking. This is how you get chosen instead of chasing, and it's a real piece of becoming the go-to agent in your town.
If you've been waiting for permission to start, this is it. Open it tonight. Write one listing description. You'll be hooked by Thursday.
