The second a seller reaches out, whether it's a phone call, a form submission, a DM... you send a video. Not a "hey, I'm so excited to meet you!" video. Not a warm fuzzy introduction. A MARKETING DIFFERENTIATION DEMO.
This video shows the seller exactly how you market a home. Your AI tools. Your video production. Your social media distribution. Your ad strategy. Your staging approach. You're giving them a preview of the entire system you'll use to sell their home, and you're doing it within minutes of first contact.
Why minutes? Because every other agent they called is going to respond with "Great! When can we meet?" You're responding with proof that you're not a commodity. That gap between you and the competition starts right here.
This is the foundation of pre-listing authority. Everything else on this list builds on top of it. If you only do one thing from this article, do this one.
Move 2: Mail a Printed Pre-Listing Package
Yes, mail. Physical mail. In 2026.
I know what you're thinking. "Krista, nobody reads mail anymore." And honestly? That's exactly why this works. Your competition is sending emails that get buried under 47 other messages. You're sending a printed, professional package that lands on the kitchen counter. Where the seller sees it every time they walk by.
Your pre-listing package should include your marketing plan overview, a few case studies from recent listings (with real numbers, not fluff), your bio, and a timeline of what the selling process looks like with you. Make it clean. Make it branded. Make it something they don't want to throw away.
This layers on top of your digital presence. If the seller has already seen your video, your social media content, your ads, and THEN a professional printed package shows up at their door? You're building authority from every direction. That's the system working together.
Move 3: Send a Personalized Market Analysis for Their Property
Not a generic CMA from your MLS that every agent pulls in 4 minutes. I mean a real market analysis tailored to their specific property.
Include recent comps, but annotate them. Explain WHY you chose each comp and what adjustments you'd make. Add a section about buyer demand in their specific neighborhood. What's the average days on market for homes like theirs? What price range is getting the most search traffic?
Here's the thing most agents miss. The analysis isn't just data. It's a demonstration of how you think. When a seller reads your analysis and sees that you understand the difference between the lots on the east side of the subdivision versus the west side (because of traffic patterns, or school proximity, or whatever the micro-factor is), they stop comparing you to other agents. I'm talking about a curated email or text that includes 3-4 video testimonials from past clients (not written quotes... video), your stats from the last 12 months (number of homes sold, average days on market, average list-to-sale price ratio), and maybe a screenshot of a 5-star Google review from someone in their neighborhood.
Actually, scratch that "maybe." Definitely the Google review from their neighborhood. Proximity matters. A testimonial from someone on their street or in their subdivision hits different than a testimonial from across town.
You want the seller thinking "everyone who works with this agent has great things to say" BEFORE you show up. Because once you're in the room, social proof you present yourself feels like a sales pitch. Social proof they already consumed feels like a foregone conclusion.
Move 5: Share a Specific Marketing Plan for Their Home
This is different from the marketing demo video you sent on day one. That video showed your general marketing system. THIS is the plan for their specific home.
Write it up. 1-2 pages. "Here's how I would market 742 Evergreen Terrace." Include which platforms you'd run ads on and the targeting you'd use. Include how you'd shoot the video tour. Include the buyer persona you'd target based on the home's features and price point.
Maybe you noticed the home has an incredible backyard and you'd lead with outdoor entertaining content. Maybe it's in a top school district and you'd target young families relocating from the next city over. Whatever it is, make it specific to THEM.
FSBO homes sold for a median of $360,000 compared to $425,000 for agent-assisted sales, according to NAR's 2025 data. That $65,000 gap is largely about marketing. When a seller sees your specific plan for their home, they understand exactly where that gap comes from. You're not just telling them you're worth it. You're showing them the math.
Move 6: Send a Tech Walkthrough Video
This is where you separate yourself from every agent who's still using a point-and-shoot camera and a Canva template.
Record a quick 3-5 minute video showing the tech you use to market and sell homes. AI-generated property descriptions. Virtual staging before and after. Drone footage from a recent listing. Your social media analytics dashboard. Your retargeting ad setup.
You don't need to explain every detail. The seller doesn't care about the backend. They care about the results and the impression. When they see you using tools they've never heard of, tools their last agent definitely didn't have, they realize you're operating on a completely different level.
This ties into your whole marketing approach for 2026. Sellers are choosing agents who prove they can compete in a digital world. A 3-minute tech walkthrough proves that faster than any 30-minute in-person presentation could.

Move 7: Send a "Looking Forward to Meeting" Message That Reinforces Authority
The day before your appointment (or the morning of, depending on timing), send a short message. Text or email. Something like:

Compare that to the other agent they're interviewing, who sent "See you tomorrow at 3!" and nothing else.

By the time you actually walk through the door, the seller has received your marketing demo, your printed package, your market analysis, your social proof, your specific marketing plan, your tech walkthrough, and this authority-reinforcing message.
