You know the agent in your town who pops up every month with a quick video about what's happening in the market? People watch those. Not because the numbers are thrilling. Because that agent looks like the one who actually knows what's going on.

That's the whole job of a market update video. It's the easiest authority content you can make, and most agents skip it. They think they need to sound like an economist. You don't.

Here's how to make one people watch all the way through.

Why this one video does so much work

Most agents post a listing, then a sold sign, then a quote graphic, then nothing for two weeks. None of it says "I understand this market." A market update does.

When you explain what's happening with prices and inventory in the three or four zip codes you actually work, you stop sounding like every other agent and start sounding like the local expert. That's how you become known before you're needed. The seller watching in June isn't ready to list. But in October when they are? You're the name they already trust. You win before you arrive.

This is one piece of a bigger system. It works alongside your video marketing and your short-form video that builds trust, not instead of them.

The format that works

Keep it dead simple. Here's the structure I'd use every single month:

  • Hook. One line. "Prices in Brentwood just did something I didn't expect." Or "Three things every seller in our zip code needs to know this month."
  • The numbers. Two or three, no more. Median sale price, days on market, active inventory. Pull them straight from your MLS.
  • What it means. This is the part agents skip and it's the most important. Don't just read the data. Tell them what to DO with it. "If you're thinking about selling, this is why waiting until spring might cost you."
  • One call to action. "Want the full breakdown for your street? Send me a message."

What to say when the market's soft

This trips people up. Prices dip, inventory climbs, and agents go quiet because they don't want to scare anybody.

Do the opposite. Show up and tell the truth. The agent who only appears when the market's hot looks like a salesperson. The agent who explains a slow market looks like an advisor. Sellers remember who was straight with them when it wasn't all good news. That memory is worth more than any listing post.

Make it easy on yourself

You don't need a studio. Phone, decent light from a window, and a quiet room. If the camera still freaks you out, start with the data on the screen and your voice over it, then work up to showing your face.
