You Already Know You Should Be Doing Video. So Why Aren't You?

I ask this question at almost every event I speak at. And the room gets quiet. Like, uncomfortably quiet.

Because you know. You KNOW video is the thing. You've heard it from me, from your broker, from that agent in your office who posts every day and just had her best quarter ever. You know you should be doing it. And yet.

Here's what I hear most: "I don't know what to say." "I hate how I look on camera." "I tried it once and got 14 views and felt like an idiot."

I get it. I really do. My first videos were terrible. I'm talking bad lighting, weird angles, I once had spinach in my teeth for an entire market update. (Nobody told me. NOBODY.) But those terrible videos built something that polished postcards and generic mailers never could. They built trust with people who hadn't met me yet.

That's what this whole thing is about. Becoming the Community Market Leader in your area. Being known before you're needed. And video is the fastest way to get there in 2026.

The Numbers That Should Make You Uncomfortable

According to the NAR 2025 Profile of Home Buyers and Sellers, 88% of buyers used an agent. And 91% of sellers did too. FSBOs hit a historic low of just 5%.

So people are choosing agents. The question is whether they're choosing YOU.

And this is where most agents completely miss the boat. They think because buyers and sellers still want agents, the leads will just show up. They won't. Not anymore. The agents getting chosen are the ones who show up in feeds, in search results, in the group chat when someone's friend says "hey do you know a good agent?"

You want to be the name that comes up. Video makes that happen faster than anything else I've seen in 22 years of real estate. And I've seen a lot.

The Video Marketing System (Not Just "Post More Videos")

I don't want you to just "do more video." That advice is useless. I want you to build a system. Because top producers are top marketers, and top marketers have systems.

Here's what the system looks like:

1. Pick Your Core Format

You don't need to do everything. Pick ONE primary format and get good at it before you add more. The options that work best right now:

Short-form vertical video (Reels, TikTok, Shorts) ... this is your attention-grabber. 30 to 90 seconds. Market stats, quick tips, neighborhood highlights, "things I wish buyers knew" style content. This is what gets you discovered by people who don't know you yet.

Long-form talking head (YouTube) ... this is your authority builder. 6 to 15 minutes. Market updates, buyer/seller guides, neighborhood deep dives. This is what makes people trust you enough to call.

Live video (Facebook Live, Instagram Live) ... this is your relationship builder. Unscripted, messy, real. Open house walkthroughs, Q&A sessions, community event coverage.

2. The Content Categories That Actually Work

I rotate through five categories. (Not a triplet. Five. Because real life isn't that neat.)

Market updates. What's happening in your zip code this week. Prices, inventory, days on market. People eat this up because nobody else in your area is doing it consistently.

Behind the scenes. Show the inspection. Show the staging process. Show yourself previewing homes for a buyer. Let people see what you actually DO all day. Most consumers have no idea how much work goes into a transaction.

Community content. The new restaurant that opened. The farmers market. The school fundraiser. This is how you become the mayor of your market, not just another agent.

Education. Teach people something. First-time buyer mistakes. How to price a home. What happens during escrow. When you teach, you position yourself as the authority... and people hire authorities.

Client stories. Not testimonials. Stories. "We helped the Garcia family find a home after they got outbid 4 times. Here's what we did differently on offer number 5." That's a story. That builds trust in a way a five-star review never will.

3. One Video, Multiple Placements

This is where most agents leave money on the table. You shoot one video and it goes on one platform. That's it. Done.

No. Wrong. One video should become 7 to 13 pieces of content across multiple platforms. I break this whole process down in the one video, ten placements article, but here's the short version: you record one long-form video. You pull 3 to 4 short clips from it. You grab the audio for a podcast episode if you have one. You transcribe it and turn it into a blog post or email newsletter. You take a quote from it and make a graphic.

One shoot. Multiple assets. That's a system.

4. Distribution Is Half the Game

Making the video is step one. Getting it in front of people is step two, and honestly? Step two matters more.

Here's what distribution looks like in 2026. You post the video organically. Then you take your best-performing videos and put paid dollars behind them. Facebook ads, Instagram ads, YouTube pre-roll. This is where your overall marketing strategy ties together. The organic video builds the content. The paid promotion multiplies the reach. The retargeting keeps you in front of people who watched but didn't act yet.

They work together. Not either/or. Never either/or.

Community sponsorships, events, email marketing... they all layer on top of this video foundation. When someone sees your face at the Little League game AND in their Facebook feed AND in a YouTube ad, something clicks in their brain. "Oh, that's MY agent." You win before you arrive at the listing appointment because they already feel like they know you.

Equipment: Stop Overthinking It

I cannot tell you how many agents have asked me what camera to buy and then never actually recorded a video. Your phone is fine. Seriously. The video equipment guide covers this in detail, but the short answer is: your iPhone or Android from the last 3 years shoots better video than the cameras news stations used 10 years ago.

Get a $19 lapel mic from Amazon. Find a window for natural light. That's your studio.

I shot videos for two years with nothing but my phone and a ring light I got on sale for $24. Those videos generated millions in commissions. Millions. Not because the production quality was amazing, but because I showed up consistently and said things that helped people.

The agent with perfect lighting who posts once a month will always lose to the agent with okay lighting who posts every day.

The ROI Question

"But Krista, how do I know if this is working?"

The short version: track your views, yes. But also track your inbound leads. Track how many listing appointments mention your videos. Track how many buyers say "I feel like I already know you" in the first meeting. Track how many past clients share your content with friends.

Most agents I work with see the shift around month 3 to 4 of consistent posting. Not month one. Months three and four. This is a compound interest play, not a lottery ticket. You build recognition over time, and then one day you realize that people are calling YOU instead of you having to chase them.

That's the whole game. Being the one they call. Being known before you're needed.

The Mistake I See Every Single Week

An agent posts 4 videos in week one. Gets excited. Checks their views obsessively. Sees 47 views on the best one. Feels deflated. Posts nothing in week two. Tries again in week three with a "comeback" video. Gets 31 views. Quits.

I see this pattern constantly. And it breaks my heart because they were SO close.

Here's what they didn't see: those 47 people? Some of them are going to sell a house in the next 12 months. And if that agent had kept showing up, they'd be the one who gets the call. Instead, the agent who DID keep posting... she gets it. She gets the listing, the commission, the referral.

Consistency beats quality. I'll say it again because I know it sounds wrong to perfectionists. Consistency. Beats. Quality.

A "good enough" video posted today is worth more than a perfect video you're still editing next Thursday.

I want to be really clear about something. Video is not the whole strategy. It's a massive piece, probably the biggest single piece in 2026, but it works best when it's connected to everything else.

Your video content feeds your marketing system. Your marketing system feeds your lead generation. Your lead generation feeds your follow-up sequences. Your follow-up feeds your appointments. Your appointments feed your closings.
