The people who already know you are the easiest business you will ever close. They do not need to learn to trust you. They already did. Start with the people who already love you
Your past clients come first. These are people you helped buy or sell a home. They will refer you in a heartbeat if you stay in front of them. The problem is you went quiet after closing, and quiet makes you forgettable.
Same with your sphere of influence. Friends, family, the people in your phone. They are not avoiding you on purpose. They just forgot you sell real estate because you stopped reminding them.
The reactivation message that does not feel salesy
Do not open with "are you looking to buy or sell." That screams desperation and people can smell it. Open with value or a real question.
Try this. "Hey Sarah, thinking about you. Saw a home sell on your street last week and it made me wonder, are you two still loving the place or starting to dream about more space?" That is warm. It is specific. It gives them an easy way to say something back.
Or lead with something useful. A quick market update on their neighborhood. A "your home is probably worth more than you think, want me to run the numbers" text. Serve first. The ask comes later, if at all. That is the whole idea behind serving instead of selling.
Work the list in tiers
You cannot text 800 people in a day and stay personal. So tier it.
Hot first. Anyone who mentioned moving in the last year, anyone going through a life change, anyone who has engaged with your posts lately. These get a personal text this week.
Warm next. Past clients and your sphere. A real note, one at a time, a handful a day.
Cold last. Old leads who never replied. These go into a longer nurture, not a hard pitch. Let your content do the warming.
Make it run without you
Doing this by hand once is fine. Doing it forever by hand is how it dies. Set up a simple system so people get a useful touch from you on a schedule, automatically, then you jump in personally when someone bites. That is what marketing automation is for.
