I know you've seen those Reels where agents are doing the latest TikTok trend with pointing and lip-syncing and... look, if that's your thing, go for it. But most of the agents I coach would rather list a house for free than do choreography on camera. And the good news? The ones getting the most business from Reels aren't dancing at all.
They're showing houses. Talking about their market. Walking through neighborhoods. Being the local expert that people already trust before they ever pick up the phone.
That's the whole game. Known before you're needed.
Why Reels Work for Local Real Estate (And Why Right Now Matters)
Here's what's actually happening on Instagram in 2026. Reels are averaging a 1.23% engagement rate, which is the highest of any Instagram format according to Social Insider's benchmarks. That matters because engagement means the algorithm is pushing Reels to people who don't already follow you. Stories? Your existing audience sees those. Carousel posts? Mostly your followers. But Reels get shown to NEW people in your local area.
And when's the last time a static post of a "Just Sold" sign actually started a conversation with a stranger? Probably never.
According to the NAR 2025 Profile of Home Buyers and Sellers, 88% of buyers used an agent and 91% of sellers did too. Those people are choosing someone. - 30-second listing walkthroughs. Start at the front door, walk through, and highlight one unexpected feature. Don't try to show everything.

Market and Neighborhood Content
- Weekly market updates. Sit in your car, look at the camera, share 3 numbers from your local market. Takes 45 seconds. Builds massive authority over time.
- Neighborhood highlights. "5 things about [neighborhood] that Zillow won't tell you." Walk around, show the coffee shop, the park, the vibe.

- "One thing every first-time buyer should know." Pick ONE thing. Don't try to cram in seven tips.
- Common seller mistakes. These perform well because sellers are watching even when they're not actively planning to list yet.
- Interest rate reality checks. Cut through the noise. Give your honest take.
Behind-the-Scenes and Personal
- Day-in-the-life clips. Inspections, closings, showing prep. People are nosy and that's a good thing.
- Client celebration moments (with permission obviously). Handing over keys never gets old.
- Your honest take on a real estate trend. Hot takes get engagement. Just have an actual opinion.
- The "I messed up" Reel. Share a mistake you made early in your career. Vulnerability builds trust faster than perfection ever could.
And actually, scratch that last sentence. It's not that vulnerability "builds trust." It's that people can smell fake from a mile away, and when you're real, they stop scrolling. That's it. That's the whole thing.
One Reel, Multiple Placements
Here's where most agents leave money on the table. They create a great Reel, post it to Instagram, and... that's it. Done. Moving on.

That same 30-second video can go to TikTok, YouTube Shorts, Facebook Reels, your email newsletter, and your website. I'm going to be honest with you. Posting Reels without a system is like going to the gym without a plan. You might feel productive, but you're probably not getting the results you could be getting. (I say this as someone who has wandered around a gym more times than I'd like to admit.)
Here's what a real system looks like:
Batch your content. Pick one day a week. Film 4 to 6 Reels in one session. Change your shirt between takes if you want them to look like different days. Most agents I coach spend about 90 minutes and have a full week of content ready to go.
Know when and where to post. This isn't guesswork. There's real data behind when, where, and how often to post. Test your own audience, but most real estate agents see the best engagement posting between 7 and 9 AM or 6 and 8 PM local time.

Connect it to your bigger marketing. Reels are one piece of a layered system. They work alongside your email marketing, your paid ads, your community events, your lead magnets. You'll probably feel awkward the first time. Maybe the second time too. By the third Reel, something shifts. You start to find your voice. And once you find it, you won't want to stop. Because you'll realize that people are watching. People in YOUR market. People who will remember your name when the time comes.
