You don't have to dance. Let me say it louder for the agents in the back who've been avoiding social media because they think it means trends and lip syncing. It doesn't.
I built a real estate business to over $70 million in production, and I never once did a dance. What I did was show up, talk to people like a human, and teach them things they actually needed to know. That's social media for agents. It's not entertainment. It's trust at scale.
Here's how to do it without feeling like a fool.
Pick two platforms, not seven
Most agents spread themselves so thin they do everything badly. Don't. Pick the two where your buyers and sellers already spend time. For most agents that's Facebook and Instagram. If you serve a luxury or commercial crowd, add one more later. But start with two and get good.
You can record one thing and post it both places. I show the whole repurposing flow in my cross posting strategy, so you're not making new content for every app.
Talk about what you actually know
Here's the content that works, and none of it requires choreography.
The market. What's happening with prices, inventory, and rates in your specific town. Not the national news. Your zip code.
The process. The stuff buyers and sellers are confused about. How an inspection works. What closing costs really are. Why a home didn't sell.
The neighborhood. The new coffee shop, the school ratings, the park nobody knows about. This is how you become the local insider instead of a generic agent.
Your people. Real moments with real clients, with their permission. A handed over set of keys. A nervous first time buyer who finally relaxed.
That's it. Teach, show your town, show your humans. Do that on repeat and you become the obvious choice.
Video is your fastest trust builder
You knew this was coming. Video builds trust faster than anything else because people get to see your face, hear your voice, and feel whether they like you. A photo can't do that.
It doesn't have to be fancy. Your phone is enough. Talk to one person, not a crowd. Short clips for quick tips, longer ones when you're teaching something real. If video scares you, start with my guide on video marketing for real estate agents and just hit record.
Consistency beats going viral
Stop chasing the viral post. One video with a million views from someone in another state does nothing for your business. Twenty videos that the few thousand people in your farm area actually see? That's a pipeline.
Pick a rhythm you can keep. Even a few posts a week, every week, beats a burst of ten and then silence for a month. The agent your town sees every week is the agent they call. Known before you're needed. To stay consistent without burning out, build a simple social media content calendar and batch your filming.
It all works together
This is the part I won't let you miss. Your social media doesn't stand alone. It's one piece of a system.
The video you post organically is the same video you can put behind an ad to reach more people. The person who follows you on Instagram is the same person your Reels warm up before they ever fill out a form. Your social presence feeds your email list, your email list feeds your appointments, your appointments feed your referrals. Organic and paid and video and email all push the same direction.
When someone in your market finally needs an agent, they've already watched you explain ten things for free. You're not a stranger. You're the person they already trust. That's the whole point of becoming a Community Market Leader®.
I broke this whole approach down on camera in my Social Media Marketing for Real Estate Agents video if you want to watch me walk through it.
Start today, not Monday
Here's your move. Pick your two platforms. Write down five things your clients always ask you. Those are your first five posts. Record the first one today on your phone, talking to one person, answering one question.
You're not behind because you can't dance. You're behind because you've been waiting to feel ready. You won't feel ready. Just start. The agent who markets best wins, and marketing is just you, showing up, being useful, on repeat.
Come back to the real estate marketing pillar when you're ready to see how social fits with the rest of your system.
