I coached an agent last Tuesday who told me she'd been on 11 listing appointments in the last four months and booked three. Three out of eleven. And when I asked her what she says in the appointment, she pulled up a script she downloaded from some Facebook group in 2019. It started with "I'll work harder than any other agent to sell your home." I almost dropped my coffee. Because that sentence is what EVERY agent says. Every single one. You could swap her script with any random agent in any zip code and the seller wouldn't notice the difference. That's the problem. The listing conversation most agents run is interchangeable. It's a commodity pitch. And if your conversation sounds like everyone else's, the seller picks on price or personality or whoever their sister-in-law recommended. So today I'm breaking down the listing conversation that positions you as the obvious choice. Not because you're smoother than the competition. Because you're different from the competition.

The Same Pitch, Every Kitchen Table in America

Here's what most listing appointments sound like. Agent shows up, shakes hands, sits at the kitchen table, opens a folder or a laptop, and starts going through slides. "Here's my experience. Here's my sales volume. Here's what I sold last year. Here are some comps. Here's what I think your home is worth. Here's my commission. I'll work hard for you."

The seller nods. The agent leaves. Another agent comes in two hours later and says the exact same thing with a different logo on the folder.

According to the NAR 2025 Profile of Home Buyers and Sellers, 91% of sellers used an agent, which is an all-time high. Only 5% went FSBO, an all-time low. Sellers want agents. They're choosing agents. But when every agent shows up with the same script and the same folder, you're forcing the seller to make a decision based on vibes. And vibes are not a business strategy.

The Conversation Starts Before You Walk In

Here's where most agents get this wrong. They think the listing conversation starts when they sit down at the table. It doesn't. The listing conversation starts the second that seller reaches out to you.

The moment a potential seller calls or texts or fills out a form, you send a pre-listing marketing video. And I need to be clear about what this is because people get confused. This is NOT a "hey, nice to meet you, looking forward to chatting" video. That's what an average agent sends.

The pre-listing video is a marketing demo. You show the seller how you market homes. The AI tools you use to find active buyers. The video content you produce for every listing. The social media campaigns, the digital advertising, the retargeting. You're showing them your entire marketing system in under three minutes.

Why? Because you're demonstrating specialized knowledge. You're showing the seller you're not a commodity. You're a digital marketing expert who happens to hold a real estate license. And that distinction matters because the agent who shows up next is going to talk about open houses and yard signs.

This layers on top of everything else you're building. Your content, your community presence, your digital ads, your email follow-up. The pre-listing video isn't a replacement for any of that. It's the moment where all of it comes together and the seller sees the full picture of who you are.

What the Old Way Looks Like (And Why Sellers Are Over It)

The old way is a script. I've seen hundreds of them. They all follow the same pattern:

  • "Tell me about your home"
  • "Here's what comparable homes have sold for"
  • "Here's what I think yours is worth"
  • "Here's my commission"
  • "I'll work hard for you"
  • "Any questions?"

That's not a conversation. That's a presentation. And sellers can feel the difference.

The old way treats the listing appointment like a pitch. You're selling yourself. You're trying to convince the seller you're the right pick. And when you're trying to convince someone, you've already lost the high ground. You're in their frame. You're auditioning.

Compare that to a cold call or a door knock where you show up with no brand, no content, no digital presence, no social proof. You're a stranger asking for their most valuable asset. That's the old way. And it puts you at a disadvantage before you open your mouth.

The Conversation Framework That Changes Everything

When I coach agents on listing conversations, I don't give them a script. Scripts are what got us into this mess. I give them a framework. And the framework has a different goal than most agents expect.

The goal is NOT to convince the seller to hire you.

The goal is to have the seller convince themselves.

That's a completely different dynamic. And it requires a different kind of conversation.

Part 1: Lead With Curiosity, Not Credentials

Don't start by talking about yourself. I know that's counterintuitive because you're there to win the listing and you want to prove you're qualified. But the seller doesn't care about your resume. Not yet. They care about their situation.

Start by asking questions about their life. Not "how many bedrooms does your home have." They know you can look that up. Ask why they're moving. Ask what's going on in their world that made this the right time. Ask what they're most worried about. Ask what a successful sale looks like to them.

You're building a picture of their life. And when you do this well, something happens. The seller feels heard. Not pitched. Heard. And a seller who feels heard is a seller who trusts you.

Most agents I coach skip this entirely. They're so eager to get to the CMA and the commission conversation that they blow right past the most important part. The part where the seller decides whether they like you as a human being.

Part 2: Show Your Process, Not Your Stats

After you've spent 10-15 minutes on their situation (and yes, it should take that long... if it takes three minutes, you're not going deep enough), you transition into your process.

Not your stats. Your process.

"Here's what happens when you list with me, step by step."

Walk them through your marketing system. The pre-listing prep. The professional media package. The AI-generated buyer targeting. The social media campaigns. The video content. The email marketing to your database. The retargeting ads. The open house strategy. The weekly seller update.

When you say "I run targeted video ads to active buyers in a 30-mile radius of your home within 48 hours of listing," the seller's eyes get wide. Because the agent before you said "I'll put it on the MLS and do an open house."

You're not competing on the same field anymore. You moved the field.

Part 3: The Market Analysis Conversation (Not the Market Analysis Presentation)

You already sent the market analysis before the appointment. (If you haven't read about why that matters, check the step-by-step Community Market Leader process.) So when you get to pricing, you're not presenting data cold. You're having a conversation about data the seller has already reviewed.

"You had a chance to look at the comps I sent over. What stood out to you? Any surprises?"

This is a completely different dynamic than pulling up a spreadsheet and walking through line items. The seller has already processed the information. They've formed opinions. Now you're having a dialogue, not delivering a lecture.

And here's the sneaky part. When YOU send the market analysis ahead of time, you set the anchor. The seller's price expectations are shaped by YOUR data before any other agent walks in. The agents who show up cold with their own comps are now arguing against a number the seller already has in their head. Your number.

Part 4: Address the Elephant

Every seller has a fear they're not telling you. In my experience, it's one of three things:

  • "Am I going to price too low and leave money on the table?"
  • "Am I going to pick the wrong agent and have a terrible experience?"
  • "Is this going to take forever and turn my entire life upside down?"

Name it. Out loud. "Most sellers I work with have a worry they don't bring up right away. Usually it's about pricing, or about picking the right agent, or about how long this is going to take. Which one is sitting in the back of your mind?"

That question does more work than 45 minutes of slides. Because you've acknowledged what every other agent pretended doesn't exist. And the seller thinks "okay, this person gets it."

Part 5: The Close That Doesn't Feel Like a Close

If you've done parts one through four right, the seller has already decided. They're not sitting there weighing options. They felt heard. They saw a process that's different from everyone else's. They've already digested the market data on your terms. And you named the fear they were carrying.

So the close is simple. "Based on everything we've talked about, I'd love to get started. What questions do you still have before we move forward?"

That's it. No pressure. No scarcity tactics. No "I have another listing appointment across town so I need an answer today." That's old-school manipulation and sellers can smell it.

You're the obvious choice. You don't need to convince anyone.

This Only Works If You've Built the Foundation

I want to be straight with you about something. This conversation framework is powerful, but it doesn't work in a vacuum. If you show up to a listing appointment with a great framework but no digital presence, no video content, no community visibility, and no pre-appointment authority moves... you're still competing on the same level as everyone else. You're running a better script, but it's still a script.

The listing conversation is the capstone of the system. Your content calendar, your video, your social media, your lead generation, your community involvement, your digital ads... all of that builds the authority that makes this conversation land differently.

Known before you're needed. That's the principle. By the time you sit down at that kitchen table, the seller has seen your face in their feed 37 times. They've watched your market update videos. They got your community newsletter. Their neighbor mentioned you. You're not a stranger with a folder. You're the agent they were hoping would show up.

And THAT is what makes the listing conversation feel effortless. Not because you're smooth. Because you did the work for months before this moment.

The Buyer Side Mirrors This
