You spent an hour getting the photo right. Good light, clean shot, the whole thing. Then you typed "Just listed! DM for details" and wondered why nobody cared.
The photo stops the scroll. The caption is what makes someone actually do something. And most agent captions are doing nothing.
Let me fix that.
The first line is the whole game
Nobody reads your caption. They read the first line, and then they decide. So that first line can't be "Happy Monday everyone!" or "Check out this beautiful home." Those say nothing.
Lead with something specific or a little surprising. "This house had seven offers in two days and it wasn't the price." "Most sellers in our zip code make this one mistake." "I almost talked my buyers out of this one. I'm glad they didn't listen." Now I want the next line.
Write five first lines for every post and pick the one that makes you curious. That single habit will change your numbers more than any hashtag trick.
A formula you can use every single time
When you don't know what to write, fall back on this:
- Hook. One line that earns the second line.
- Value or story. Teach one thing or tell one real moment. Short paragraphs. Lots of white space so it reads easy on a phone.
- Call to action. One clear thing to do. "What would you change first in this kitchen?" "Save this for when you're ready." "Send me the word HOME and I'll send you the full list."
That's it. Hook, value, call to action. You can write a good caption in four minutes once this is in your head. For the longer-form version of this on camera, my video scripts for agents use the same bones.
Captions that actually pull comments
Questions work, but only specific ones. "What do you think?" gets ignored. "Would you keep this wallpaper or rip it out day one?" gets fifty replies. Give people an easy opinion to have.
A few that work over and over:
- The this-or-that. "Farmhouse sink or no? I'm team yes."
- The fill-in-the-blank. "The first thing I'd do in this backyard is ______."
- The local hot take. "Best taco spot within five minutes of this listing? Fighting words welcome."
- The behind-the-scenes. "Here's what really happened at this closing."
Notice none of those are "buy a house from me." You're building trust and staying visible. That's how you become known before you're needed.
Stop posting only listings
If every post is a listing, you look like a billboard, and people tune out billboards. Most of your posts should teach, show your town, or show you. Answer the questions buyers and sellers actually ask. Show the coffee shop you love. Explain one confusing step of the process. Write faster, post more
Here's the trick nobody tells you. Keep a note in your phone. Every time a client asks you a question this week, write it down. By Friday you have ten captions waiting. Each real question is a post.
Then batch them. Sit down once, write a week of captions in one go, and schedule them. The agents who show up every day aren't more clever than you. They built a system so showing up is easy.
Top producer equals top marketer. You already know your market cold. Now say it in a way that makes people stop, comment, and remember your name. Do that for ninety days straight and watch what happens to your DMs. Every one of those conversations is a lead, which is exactly why captions tie back into your seven lead sources that actually work.
